   If it's easily removable, is it integral to the home? Remember, if a dispute arises between buyer and seller, the buyer is more likely to prevail, and consequently, anything built-in stays. Here are a few examples of built-in items that you should leave behind:

• • Built-in bookshelves, benches, and furniture
  • Wall-to-wall carpeting and other floorings
  • Hardware like the knobs and drawer pulls in your bathrooms and kitchen
  • Lighting and plumbing fixtures
  • Mirrors fixed in place
  • Hardwired home alarm systems – some are designed to be removed. If not, leave everything attached
  • Carbon monoxide monitors and smoke alarms

2. Landscaping
   Generally, landscaping is included in the sale of the house. That consists of any trees, shrubs, and flowers planted in the ground. However, you can take anything that doesn't need to be dug up with you. If you really want to take a shrub or a particular flower bush with you, you have to expressly state what items you'll be taking in the sales contract.

What Can Stay: Appliances and Some Furnishings

While it's customary for a seller to leave behind kitchen appliances in the sale, it's not a requirement. Even though some appliances like fridges are difficult to move, they're not permanently affixed to the property. As such, they don't count as fixtures.

It's up to you to decide what appliances you can leave behind. However, most buyers anticipate that certain appliances will be left behind, so it's a good idea to discuss everything you'll be taking with the buyer before closing. Make sure to put it in writing.

• Know Your Local Recycling Rules

  Rig City Roasting Company sources their coffee responsibly and roasts it locally. They have a decaf, dark-roast coffee from Brazil that will create a lovely cappuccino. Rig City spent 15 years perfecting their roasting process, and it shows. Baldassare Forestiere was a young citrus farmer in Sicily who immigrated to the United States in 1901 to pursue his dream of creating his own citrus farm. After acquiring his own land, he began to create what we know today as Forestiere Underground Gardens in Fresno. With nothing but simple farm tools, he carved a series of tunnels, rooms, courtyards, and catacombs underground, with gardens growing throughout the underground space. Each room features classic Roman architecture, with arches built entirely from local stone.

It was his hobby, his life's work, and a passion that he pursued for more than 40 years in his spare time. Eventually, the tunnels and rooms spanned more than 10 acres, with citrus trees and other plants growing strong underground. In addition to familiar fruits like grapefruit, lemons, and oranges, the gardens include more exotic citrus fruits like kumquat, jujube, quince, and loquat.

All the underground gardens have been preserved beautifully into the present day, and many of the plants that Forestiere planted more than a century ago are still growing today! Forestiere was also a self-taught artist who took much of his inspiration from the natural beauty all around him in Fresno, and you can experience some of his work as you explore the gardens. It all adds up to one of the most spectacular outdoor attractions that you'll find anywhere, as well as a testament to the vision, hard work, and artistry of a truly unique man.
